The Boomerang is the most effective way to work your sphere—without a close second. This strategy is extremely powerful and will:

Increase algorithm reach

Connect with hundreds

Market your property

Exposure to their sphere

Important: This is a very simple and fun prospecting method, but it does require 100% of your attention and focus. Make sure you have at least 1–2 hours of dedicated time before you start. Do not do this while watching TV or anything else.

Think of this as dialing—but on steroids. Only do this 1–2 times a month at most, otherwise you can exhaust your following.

Step 1

Post a Listing

When you get a listing, post it to your feed on IG. Use the best 8–10 pictures, give a summary of the listing (size, beds, bath, location, etc.), and then use the write-up from MLS as the body.

Don't forget: Use location hashtags at the end so people searching from out of town can find it. Also include any board regulation info (member ID, brokerage) to stay compliant.

Step 2

Share to Story & Send DMs

Once your post is finished, share it to your story. You can now click the little "eye" symbol when viewing your story to see who saw it.

Click the "paper airplane" arrow next to every single person that viewed your story and send them all the same message. (You know these people are on IG and have their phone in their hands—they just viewed your story.)

Sample Message:

"Hey [Name], I hope you're having a great day! I'm trying to get as much exposure for this listing as possible and was hoping you could do me a quick favour. Would you mind sharing my last POST from my FEED to your STORY? That way, we can get it in front of more people. :)

If you're not comfortable or don't want to, no problem at all—it would mean a lot to me if you could, but I totally understand if you don't want to share. Either way, thank you!"

Make sure POST, FEED, and STORY are clear in your message. A lot of people will say they can't share your story to theirs—that's because they actually can't. They need to go to your page and share your post to their story.

Step 3

Ask for a Personal Touch

Once they agree to share your post, ask if they could say something nice about the listing or you as a realtor. Either is totally fine.

Why This Works Better Than Paid Ads:

We all scroll right past ads, but when one of our friends tags someone in a post, we get curious and want to see who they are tagging and why. Now we're working our sphere AND getting exposure to everyone else's sphere!

Step 4

Re-Share the Tag

Whenever someone tags you, you will get a prompt to re-share that to your story. Re-share everyone's story that tags you.

It may annoy some people in your audience, but those people were unlikely to work with you anyway if that's their energy.

By sharing everyone who tags you, others will see it—and the crowd mentality will kick in. Others will start to share on their own. Those are truly your tribe!

Step 5

Thank Them & Start a Warm Convo

After you re-share the tagged story, go back into that person's DMs and thank them for helping you.

This is where you start a warm convo with them and truly start to work your sphere! Treat this exactly like a warm call:

  • Ask them how they're doing in life, work, business, with family
  • Go onto their page and see what they've been up to recently
  • Start convos around that
  • Always ask more questions than you answer—make this all about them

People buy from who they know, like, and trust. Building a better connection like this helps you become not just top of mind, but top of preference.

Step 6

Reciprocate

Somewhere in the convo, make sure to reciprocate the kindness they showed you. Ask them if there's anything you can do for them, their business, or their life.

If they ask for something:

Write it down and do it.

If they offer to meet for coffee:

Don't just say "Yeah, we really should." Actually set a date and place and put it in your calendar.

Building those connections is where all your personal and referral business comes from.
